A very atmospheric hotel located in a historic madrasa in the Old Town – the best location! Great room with a balcony, delicious breakfast, and friendly staff. I recommend it!

Unique experience to stay in a room in this large madrassa. Room was comfortable, with separate bathroom. From the balcony/walkway outside the entrance to our room on the upper floor we could sit on a small bench and look out onto the courtyard of the madrassa/hotel. Breakfast was in a separate converted madrassa next door.

This hotel was a huge surprise. I had read before that the building is a UNESCO World Heritage Site and is located within the old town, but I never imagined it would be this beautiful. The hotel was converted from an old madrasa, preserving the building’s original features. In the morning, we ran into tour groups in the hallway who had come to admire our hotel. Breakfast is served in a neighboring madrasa, which is an even more beautiful building. Don’t miss it under any circumstances, but keep in mind that some of the smallest rooms don’t have windows—only the bathroom does.

Having breakfast in the neighbouring madrassa was as exceptional as living in one. Variety was okay, not exceptional, but here, the location and the vibe is what makes it worth it.

We chose this as it had some character being an old Madrassa and it didn’t disappoint. Small study room converted nicely. Everything clean and we had a balcony! The bar was not great in terms of ambiance or selection of drinks. Breakfast was okay.

I stayed at this hotel drawn by the property's prestige. While the visual impact of the location is undoubtedly fascinating and the rooms are comfortable, the services and customer management proved to be completely inadequate for the premium price charged per night. The first major issue was the **Wi-Fi**: practically unusable, especially in the evening when the property is full and all guests try to connect. For a hotel of this caliber, such poor connectivity is unacceptable. However, the most serious and unacceptable issue concerns the **laundry service**. I entrusted the staff with a brand-new Columbia technical shirt, purchased less than a month ago (value €50). It was returned to me completely ruined, with clear and permanent bleached stains caused by the incorrect use of harsh chemicals (I am attaching photos of the damage). The management of this issue by the administration was embarrassing: 1. Initially, the staff tried to decline all responsibility, attempting an emotional guilt trip by stating that the fault lay with an outside laundry service staffed by "poor people." This is a highly unprofessional and commercially incorrect approach. 2. Only after lengthy insistence with the manager was I granted a partial refund of a mere €20, an amount that does not even remotely cover the financial damage caused by their negligence. In conclusion: if you are only looking for a beautiful backdrop, this hotel delivers. However, if for the price you pay you expect working services, respect for your belongings, and professional management of issues, I strongly advise looking elsewhere in Khiva. Absolutely avoid the laundry service if you care about your clothes.
