“Small room in listed building with good breakfast”
The stay in this protected listed buding was unique, we even took the stairs up to the old minaret. The rooms were small yet simple and equipped with AC. Breakfast was of great variety with local produce, eggs, fruits and pastries. The hotel offers unlimited free cold water bottles to cope with the hot weather in the city which is a nice gesture. The old madrasah is just a 5min walk to the west gate of the old city walls. Taxis can drop you off in front of the hotel so you dont have to drag heavy bags in pedestrian streets

The hotel is close to the Khiva walled town, only 10 minutes away on foot. The hotel itself is in an old madrasa, which made this a great experience. The hotel staff, especially the lady at the reception, are very kind, helpful, and multilingual. We also booked a tour through the hotel to the three fortresses, which was very smooth, and the driver was great.

It was a great experience to stay in an old madrasa! The room was small but comfortable. The staff were all friendly and the buffet breakfast was good.

We had a wonderful stay at this beautiful guest house in Khiva. The building itself is very special, as it used to be an old madrassa, and it has been thoughtfully turned into a charming place to stay while still keeping its historic atmosphere. Umida and Khodayar were incredibly welcoming and took great care of us throughout our visit. They made us feel at home from the moment we arrived and were always kind, attentive, and helpful. They also assisted us with arranging transport to Khiva station for our onward journey to Bukhara, which made everything much easier and stress-free. The guest house is a memorable place to stay, not only because of its history and character, but also because of the warmth and hospitality of the people running it. We would happily recommend it to anyone visiting Khiva.

They have a really nice breakfast. Location is authentic around five minutes walk to main entrance to the oldtown. Staff is ready to help, and comunicating well in english

“Perfect location and lovely staff”
The staff were lovely, very helpful and attentive. Very good English too. The location is great, walking distance to the fortified old city, which is the main attraction. We also booked a hotel transfer to Urgench airport for an early morning flight, we were provided with a clean car and packed lunches by the hotel.

“Wonderful”
I arrived in Khiva from Tashkent with the Centrum Air before 9am, so glad the staff they are so nice to approve my early check in freely, thus I can take a shower and extra sleep then 100% energy for enjoying the Khiva city. The location is convenient although out of the Khiva Ancient City, it’s quite but cozy. The breakfast is good with local feature,don’t miss it :)

“Perfect”
The room is very clean and gets a wonderful bathroom.The price for two nights is fair.The most important point is the young boy in check-in -desk ASADBEK speaks fluent English and helped me a lot.If I have chance I will visit again.

The hotel, the location and the staff. We had a wonderful time here. Abrar and Manzura who sat at the reception were incredibly helpful. Manzura helped us with restaurant selection and getting around the city. Abrar helped us in getting the tickets from Khiva to Bukhara. Thanks to both of them. Incredible place. Highly recommended.

Amazing place to stay, the hotel is placed inside a madrasa, which makes it really historic and great. Room floors were heated which felt really calming in the harsh cold. Breakfast was amazing. Overall really satisfying experience and highly recommended.
