This is a well located hotel inside the old city walls and walking distance to everything. It was spotlessly clean and the beds were comfortable.

Breakfast was excellent. Clean rooms, nice host. Great communication with hosts. Very comfortable apartment. Good location.

“Perfect family run guest house inside the wall !”

Perfect place to stay inside the old city walls ! We’re more than happy that we chose this cute, family-run guest house :) The location is perfect — just 5 minutes from the center — and the room is sparkling clean with a comfy bed and a spotless bathroom. The lovely lady of the house made delicious homemade breakfasts with some variations every morning. The portions were so generous that we often skipped lunch ! When we arrived very early in the morning, she welcomed us warmly and even let us check in right away, which was amazing. The family’s little boys were also super adorable :) They also arranged our airport pick-up and day trip for a very good price — don’t hesitate to contact them ! Thank you for everything — it was even more wonderful than we imagined :))

The B&B is located in the heart of Khiva, the old town of Ichan Qa’la, on a quiet street, 2 minutes walk from the center and all the restaurants and tourist attractions. The hostess is a very nice and hospitable lady. We enjoyed our stay :) The only downside was the smell of cigarettes in the bathroom, but we got relocated to another room straight after we told about the issue. And the beds are quite hard, but I guess it’s a thing here in Uzbekistan :) Overall the B&B is very nice and recommended.

This guesthouse is located in the center of Khiva's tourist area. The rooms are very clean and there is plenty of hot water. It was also great that I could drink tea at any time. The internet was sometimes slow when watching videos, but it wasn't a problem. I highly recommend it.

Welcoming fruits make you feel fresh after taking long time journey on train from Tashkent. The hotel is in the old town near the south gate, you can walk to anywhere in the old town easily. The breakfast was so amazing.

Location within the city walls was perfect. Our hosts were very friendly and welcoming.

The owners asked what time we would like to have breakfast. Additionally, a meal was provided upon arrival at the facility. The meals were very good, the owners were very nice and helpful.

Best location! Rarely pleasant reception and friendly family! Clean, spacious and national! Just what a traveler is looking for. As a pleasant surprise, I would also like to mention the diligent and helpful young man Ali👍

“Very much recommend this stay to other travellers to Khiva”

I have nothing but good things to say. Luta and d her family were so lovely and it was nice to come back at the end of the day to see them in the house. The rooms were comfortable and clean. Luta was very helpful and made delicious breakfasts, helped us to get washing done for a good price and offered some tips when asked. When we arrived early she was very hospitable and let us rest up in the living area until our rooms were ready. The bathrooms were smaller but very clean with decent water pressure. A quiet area within a few minutes walk from everything. I personally preferred staying on this side of Khiva. Overall would recommend anyone to stay here!

Very nice rooms in the family-owned home. They greet us during the night. The location is excellent inside the city walls few steps away from all the Khiva has to offer. Very good breakfast prepared by the owner, each morning something different.

“Kind, generous staff and enjoyable stay”

I arrived early, so I was treated to some breakfast while I waited for my room to be prepared - the breakfast here was fit for a king and the best breakfast I have had at any Uzbek hotel/guest house I have stayed during my 2 week trip, prepared individually for each guest with such love and detail! The space is decorated with traditional Uzbek rugs and textiles. Room was big and cool, despite the outdoor heat. Shower was powerful. I was able to do my laundry for a good price here and I was allowed to stay a few hours past check-out, which was very generous and for which i am very grateful. The guest house is on the edge of the old town, but in walking distance to all the attractions. I had a very enjoyable stay here!
