“Perfect!”

It was a great stay. Exactly like the pictures and the comments. The beds were super comfy (especially the pillow!) and it was quite. Just a street away from the monuments so perfect location. Good breakfast on a very nice terrace. Water (hot/cold) and coffee/tea always available. Cash payment. Would come back again!

Location was excellent and staff were helpful. Rooms were very clean, and the terrace was lovely. The laundry service was prompt ( thank you).

Cozy guesthouse and the breakfast area is beautiful

Amazing location and the hosts were incredibly helpful and friendly! Great breakfasts as well. They even made us a lunch box to take with us on our Aral Sea trip when we were leaving at 6am.

The family running this guest house were super kind. Their breakfast was nice and they have all been helpful. On the last day the son of the family helped me out without question when I had a taxi complication. Truly grateful for their hospitality. Location is also amazing. Felt surreal walking around the area.

Staff was kind and helpful. They make you feel really at home! The location is perfect.. in the center but yet few steps away from the chaos, therefore very quite. The B&B has a beautiful terrace where to enjoy breakfast or an afternoon tea!

The location was excellent - inside the walls of the old town, making it very easy to walk everywhere and take in all the sights. The room was reasonably comfortable and the breakfast was OK, served on a pleasant verandah looking out towards an old medressa. There was also a comfortable swing chair there. The staff were pleasant, but were not always around.

Pleasant Stay with a Great Location & Kind Staff We enjoyed our stay at this family-run guesthouse in Khiva. The location was perfect for exploring the city, and the staff were genuinely warm and welcoming, which made our experience nice. The room was clean and comfortable. And the compote they served us while we are waiting for our transfer was terrific. Overall, it’s a good choice for travelers who value a central location and friendly service.

We had a truly wonderful stay at this charming house. From the moment we arrived, the hosts were incredibly attentive and made us feel genuinely welcome. The breakfast was a highlight—generous, varied, and delicious, with something new to enjoy every morning. It really felt like a lovingly prepared meal rather than a standard offering. The location was perfect—right by the fort but tucked away enough to be quiet and peaceful. We especially loved relaxing on the terrace with unlimited tea at our fingertips. The small talk with the hosts added a warm, personal touch and made the experience feel more like staying with friends than at a guesthouse. All in all, it was a perfect stay. We’d absolutely come back and highly recommend it to anyone looking for comfort, authenticity, and great hospitality.

There was a nice common area and possibility to make tea. The location is great. The area is quiet. The place looks nice, cosy and is clean.

Property location is excellent, close to all the monuments and restaurants. Breakfast is delicious and the staff is amazing! One day we went on an excursion at 7am and they even offered to prepare a packed breakfast for us! Thanks again, would def recommend :))

Great location, clean accommodations, comfortable bed and generally quiet. Very helpful staff though we had to use a translator for english. Tea, coffee, water and a few sweets were available 24-hours.

Centraly located B&B in old tpwn, close to all atraction. Tasty breakfast. Clean room, friendly staff always ready to halp You. Hope to back here again.
