“A simple but lovely hotel on the edge of the dunes”

A simple but beautifully presented place right on the edge of the dunes. We had a very comfortable stay, enjoyed the swimming pool and Majid (the manager) in particular was so helpful and welcoming. Majid leads excursions for guests (we went to the dunes for sunset and then did a 5 hour trip into the desert with him - both were great - he is an excellent driver!). Majid also organised delicious food made by his wife which about 8-9 of us shared together. His children came to help and are all delightful. He was a major part of our lovely experience of sitting at the Sand House.

Great location if you don't want to rent an expensive 4x4 to drive all the way into the desert. Friendly staff and a nice somewhat shallow pool that heated nicely in the sun, even during our visit in december.

Location and room

Very clean and neat facilities, breakfast was pretty good and had a good variety. We did a guided sunrise desert tour which was stunning! Also managed to fit in camel rides and the guide took us to his house for traditional Omani coffee. The place has a swimming pool which was warm and well maintained. You don't need a 4x4 to access the property and it's easy enough to get to with an ordinary car.

“Very relaxing stay on the edge of the desert”

This was a very relaxing stay on the edge of the desert in Biddiyah. There are only 4 rooms that we could see and an additional dome tent so there are not many guests and everyone just relaxes on their own. There is a pool, a big sitting room when you enter the building, a rooftop with some seats, some more seats out front, as well as a tent for relaxing and a gazebo. There is lots of space. The rooms themselves are very comfortable, large and modern. The beds are comfortable, the bathroom is large and there is also a fully equipped kitchen with microwave, stove, fridge and other items that guests can use. The owner is friendly, as are the staff helping to run things. It's also very clean and perfumed (if you like that or not). There is also breakfast included. Finally, when you go out the main compound gate, there are camels and goats walking around so you can pet them or take pictures with them if you'd like, as well as some sand dunes immediately in front of the property. The road up to the compound is about 150 metres long and either sand or rock. You can pick which one your car can handle. It's completely fine with a regular car but keep an eye out for sharp rocks. Of note, Google maps tells you to turn right off the road just a bit too soon as you arrive. Go past that and take the turn when you can see the building. There is also breakfast included with honey, olives, pita, beans, yogurt and cheese. Nothing spectacular but a nice addition to the place. Once you're in, you likely won't leave again for the night so make sure you have the things you'd like to have with you. Overall, we were very happy with this stay as we just stumbled upon it and it was excellent.

Location and everything is very good.The rooms were neat and clean, but there was a problem like if you go nobody was there, to take the luggage every time we have to call the caretaker.You have to dial his number, he will come and then he will do the things needful and very limited.Breakfast option was available.

The property was clean and ambience makes you feel like a home. The best thing is you can drive all the way to the property in saloon car. Majed was super helpful. He took us to his house for a Karak chai.

“Epic location for an Omani desert adventure!”

What an adventure, Sand House is the perfect jumping off point for exploring Wahiba Sands. My family loved the location and the pool & facilities. I would just like to thank an individual who made our stay so magical, Majed who lives locally and in the first instance was able to assist us in finding the property, he was also able to lay on some desert activities for my family to enjoy, namely a desert Safari, camel riding and welcomed us into his home for the most delicious authentic Bedouin meal, and to meet his beautiful family, our children played with his. He also rescued us when we had a flat tire, I WhatsApped him from a restaurant at 9pm, he dropped everything, came and took our car, gave us his, and returned our repaired car to Sand House with a couple of hours, and wouldn't accept any money for all this. Majed is the reason we had such a brilliant holiday and the reason we shall return to Bidiyah. I hope the owner of Sand House recognises the role Majed played in making our stay perfect. Thank you Majed!

We liked everything. It is far way better even than a 5 star hotel! We booked the bubble room and in first night we were alone at the property like we owned the place. Although we could stay in any of other rooms inside hotels which were also perfect super new rooms with 5 star views but we prefered to stay in the bubble for our very first time.Super clean, decent breakfast (only this needs attention) but you have a kitchen, bbq and very close (by car) a supermarket and you will feel like home eventually. And last but not least Mister Majed, the external partner which makes activities in Wahiba Sands and also the guy who helps to have a smooth check in before you arrive, is an outstanding person who fulfil every inquiry and makes our stay even better. So if you havent booked anything for safari or other activities in the area, Mr. Majed will take care for you for very reasonable prices.

The name suits the property

The location of the Sand House right on the edge of the sandy desert is unbeatable. From the upper room and the large terrace you have a fantastic view of the sand dunes. Directly in front of the terrace is a small camel farm. The rooms are clean, AC and Wifi worked well. A small kitchen with fridge is available for use. But it wasn't very helpful either
